Staff turnover in recent months improved the experience, with newer management (Ashley, Brenda, Tresh) earning consistent praise for responsiveness and care. However, long-standing operational problems persist: multiple residents report systematic billing errors, overcharges they had to catch themselves, and move-out fees charged despite miscommunication from the office. Safety is a critical concern repeated across recent reviews, with residents documenting frequent police activity for overdoses, open drug use on common grounds, and homeless people at night. Move-in conditions were poor enough several residents photographed damage and filth; pest problems and cigarette odor have made units uncomfortable for families. Maintenance crew responds quickly and professionally. The office staff under new management are friendly and helpful with lease questions. Yet billing remains chaotic, move-out procedures unclear, and the neighborhood environment at portions of the complex is unsafe enough that residents felt they could not walk alone or recommend the property despite appreciating the staff. The gap between what residents were charged and what they received is the core frustration.
